The Langham Estate has today announced more than 54,000 sq ft of new lettings across its portfolio of commercial real estate in Fitzrovia, as well as a further 56,000 sq ft currently in legals. The deals are the latest demonstration of the West End’s continued rebound, and solidify the Estate’s status as a magnet for a wide range of businesses looking for prime commercial space.

In a major deal, Creo London Ltd, an exciting, boutique office operator, has exchanged on 21,340 sq ft of space for affordable, flexible workspace for start-ups to medium-sized enterprises to establish and grow in the West End – with a particular focus on nurturing a strong sense of a business community. The location will be the company’s second and will offer amenities such as an extensive lounge area, bike storage, showers and lockers.

Matt Davies, joint Co-Founder of Creo, commented: “As demand for flexible, quality workspace in central locations continues to grow, we are excited to be opening up our new location on The Langham Estate. Our goal is to create a hub for local businesses and tenants, creating a dynamic space with networking events, workshops and guest speakers to help companies in their infancy whilst encouraging growth.

The space at Margaret Street will help us unlock Creo’s full potential with the help of Fitzrovia’s existing network of thriving businesses. We truly believe that building a strong community will be the driving force for people to come and enjoy our buildings, and this location has all the conditions to bring this vision to life.”

Award-winning content production and marketing company Trailer Park has also taken a 5,580 sq ft space on the 13.8-acre Estate. The latest addition to the Estate’s growing media hub, which surrounds the iconic BBC Broadcasting House, Trailer Park has been responsible for some of the most globally recognisable trailers, teasers, digital campaigns and original series – including for House of Gucci, Stranger Things, Friends Reunion and Bridgerton. The new office space will also house Synchronic, Trailer Park’s in-house music production company that specialises in creating audio for film, television, streaming and video games.

Founded in Notting Hill in the 1980s and known for its luxury handbags, leather goods and ready-to-wear collections, J&M Davidson has taken 1,665 sq ft for the brand’s new head office, chosen for its proximity to the company’s flagship boutique on Mount Street, Mayfair.

Meanwhile, Lovisa, which produces fashion-forward, affordable jewellery, has taken an office space in Princess House, 50 Eastcastle Street – a building steeped in industry heritage, having historically housed fashion showroom suites. Infront Sports, a global sports marketing company, has opened its very first UK office across 2,030 sq ft, whilst music and entertainment PR agency DawBell, which represents some of the biggest names in show business including Paul McCartney, Elton John and ABBA, and global leader in HR-related software Harri have taken spaces on the Estate of 2,345 and 5,470 sq ft respectively.

The Langham Estate’s growing community of high-quality consumer health, beauty and wellness facilities has added two new brands to its portfolio of aesthetic and medical clinics. CliniCity has signed a deal for a new state-of-the-art and membership-based health and beauty centre. The clinic will combine traditional medicine with advanced beauty treatments under one roof, across 5,750 sq ft.

In addition, Hair Club will open a 3,670 sq ft clinic focussed on hair regrowth, replacement and restoration, as a key part of the award-winning brands’ international expansion strategy.

Adding to The Langham Estate’s food and beverage offer, which includes Michelin Starred restaurant Portland, 28-50 Wine Workshop & Kitchen and Pahli Hill, modern Italian eatery Faros Restaurant and authentic Japanese restaurant Tenmaru Ramen have taken 3,840 and 1,675 sq ft respectively.

Malcolm Cohen, Leasing and Marketing Director at The Langham Estate, commented: “The West End is roaring back to life as businesses seek out high quality, flexible workspace fit for the post-Covid era. Fitzrovia remains attractive thanks to its excellent connections to most parts of London and beyond, whilst flexible lease terms and the influx of similarly minded businesses gives The Langham Estate a particular appeal.

At the same time, we are seeing that the strong post-pandemic rebound of activity across the ground floor of the Estate has been sustained throughout summer and into autumn, with several high-profile leases across F&B, beauty and medical.

This creates positive synergies across the Estate as doorstep access to our growing retail and leisure offer increases businesses’ ability to attract talent, whilst the higher number of workers coming into the area benefits retailers by ensuring sustained footfall and spend throughout the week.”

Situated in the heart of Fitzrovia in London’s West End, The Langham Estate comprises 13.8 acres and stretches from Oxford Street in the south to Regent Park and Great Portland Street station in the north. It consists of a diverse portfolio of office and retail spaces in one of the busiest parts of the Capital, attracting a steady flow of workers and tourists all year round. The area benefits from some of London’s best transport links, with six underground lines and the Elizabeth Line serving the area. As a result, most areas of London are accessible within 20-30 minutes.
